According to Streeteasy, condos at Be@Shermerhorn are now officially up for grabs. Our friends there have calculated that it’s pricier than some of its neighbors: Be@ is $857 per square foot, while Toren is $756 and Oro is $748. The building has 246 units split between a 25-story tower and six-story “loft building.” Prices for the 34 places listed on Streeteasy range from $345,000 to $1.095 million for a two-bedroom penthouse. Anybody making an offer here?

  1. Yeah, I don’t get it either. I’ve checked out both as well. The room sizes in the units at both buildings are almost identical but the Toren claims to have larger overall units and that brings their price per square foot down. Its like they’re manipulating the unit sizes or something because the apartments are the same sizes for sure. be@’s location definitely gives it an advantage to me. i’d hate to walk right out onto flatbush every morning and have a long walk to the subway.

  2. I’m just entering the market place & I’m confused. I’ve been here and at the Torin. I really like the Q line at be@ and the K line @ the Toren. Both are exactly the same in layout and size and the prices are about $490,000. But when I check the size in square feet there is a huge difference. What makes be@ Schermerhorn so much more expensive? I really like Toren’s design but I think the other building is in a better location and will be ready a lot sooner. Any advice or help from you wise real estate people would be greatly appreciated.

  4. I completely agree with BK11201, I think Be@Scherm…will ‘be’ a nondo before it becomes a condo. (Unless they lower prices significantly.) However, I’m a fan of new architecture, especially apartment towers, so “its all good.”

  5. The block that this condo sits on is still pretty blah, but I think the location is much better than Oro or Toren (although I prefer the Toren’s exterior design).

    It’s closer to more train stations (with more lines to choose from), closer to Smith/Court/Atlantic (5 blocks to Trader Joe’s), and it’s well removed from the traffic snarl of Flatbush.

    Couldn’t have come to market at a worse time though.
